Inventory and days on market. The Austin real estate market is sitting at a little over 6.5 months of inventory, and homes are averaging about 91 days on market before they sell. 

Because of this, we are seeing a very clear trend: houses must be well-priced and well-presented to move. If a home is overpriced, it stays on the market and usually requires several price adjustments before a buyer bites. Today’s buyers are informed and patient, and they are waiting for the right value.

That tells us that the market isn’t overheated nor falling apart. It’s balanced, and in a balanced market, strategy matters more than speed.

A balanced market doesn’t strongly favor buyers or sellers. Instead, it creates space for negotiation and requires thoughtful pricing and preparation.

Pricing and presentation are separating the winners from the frustrated sellers.

Market outlook for 2026. Looking ahead, we expect the market to stay steady. We are envisioning a balanced market throughout the year, very similar to what we are seeing today.
