What to Fix Before You List

If you plan to list, there are three kinds of issues you must resolve before you do so.

Want to buy a home? Search all homes for sale.

Want to sell your home? Get a home value report.

Your home’s condition will have a major impact on its performance on the market. Therefore, there are certain items sellers must always fix before they list.

Here are three such items:

  1. Title “ghosts.” To check for these, our team will ask the title company to review your property’s history and look for any liens or potential owners you may be unaware of. In Texas, contractors can file a lien without notifying you. Therefore, it’s essential that you make sure you’ve got a clean and open title before you list.
  2. Structural, mechanical, or safety issues. Major problems, like a faulty electrical panel, should be addressed before your home is on the market, but other less critical problems may be left unresolved so long as you disclose them to the buyer.
  3. Legal issues. A great agent will be more than happy to connect you with a real estate attorney if need be so that you can eliminate potential legal roadblocks before they arise.
