The Latest Numbers for the Austin Real Estate Market

Here are the latest market numbers from the Austin Board of Realtors.

Around the 15th of each month, the Austin Board of Realtors releases the statistics from the previous month. Today I’m going through the April 2021 numbers with you for our real estate market. Here’s what you need to know:

  • The median sale price is up 42% year over year to $460,000.
  • Our 3,604 closed sales were up 37% from April 2020.
  • The average days on market is down from 45 to 17.
  • Home inventory is down from two months in April 2020 to just 0.5 months this April. If no other properties came on the market in the next few weeks, there would be nothing left to sell.

Homes are selling very quickly.

It’s important to keep these numbers in context. April 2020 was the first full month of the pandemic and there was a lot of hesitancy. Sellers were taking homes off the market, buyers were hiding, and people were scared. There was so much uncertainty back then. That uncertainty is gone now and you’re seeing it in the numbers.

You might think that there aren’t any houses for sale, but there are. Sales are up 37% from last year. The homes that are selling are just selling really quickly. If you’re a seller, now is the time to list.
